Condominiums in Somerset and the Village at Abacoa are generally priced so that first time buyers can afford them. They are often thought of as entry level homes . The median sales price of homes sold in these two Abacoa communities was just under $100,000 recently. Homes are classified as contingent when they are under contract but something still has to happen. An example of a contingent contract: In today’s market, when there is a contract to sell a home but that sale needs the lender’s approval in order to go through that is a contingent contract. The majority of the homes for sale in Somerset and the Villages at Abacoa that are marked contingent status involve the situation where the owner has agreed to sell the home to a particular person, but the holder of the current mortgage on the property has to OK the sale. Lenders still are taking way too long in dealing with short sales as show by the fact that 29.2 percent of condos that are under contract are contingent contracts and have been on the market for an average of 274 days (about 9 months!)
